About the project

Burj Jumeirah is a new residential project located in Al Sufouh, Jumeirah District in Dubai. Construction of the tower was started in 2019, and the delivery of the first finished part of the building is scheduled for 2023. The state-of-the-art skyscraper from renowned developer Dubai Holding will be 550 meters (1,804 feet) tall. The design of Burj Jumeirah is inspired by the view of sand dunes and UAE desert oases, and the base of the skyscraper is designed based on the outline of Sheikh Mohammed’s fingerprint.

In Burj Jumeirah the 360-degree panoramic view of Dubai will be provided by several observation decks. The highest of them will be available to residents not only to admire fireworks, but also to test themselves in extreme sports. An interactive atmosphere for visitors will be provided by electronic displays covering the building. In the evenings the building will entertain residents and visitors with laser shows and lighting.

The new Dubai attraction will offer spacious areas to accommodate the public. Once completed, the towers of the building will house residential residences, offices and hotels with fashionable restaurants and cafes. At a height of 450 meters the sky lounge and sky restaurant “The Crown” will open its doors, while the perimeter of Burj Jumeirah will feature fountains, an amphitheater, a variety of retail outlets, stores and cinemas.

Location

The Burj Jumeirah is located near the upscale Burj Al Arab Hotel, opposite Sheikh Zayed Road in the Al Sufouh district. The skyscraper will be the centerpiece of the Downtown Jumeirah business complex, which is a mixed-use urban block with residential buildings, commercial properties, hotels, catering establishments and retail space. A covered crossing will connect Downtown Jumeirah with the Sharaf DG metro station and the Burj Jumeirah skyscraper, while its inner areas will be enriched with landscaped areas, elaborate pedestrian promenades and shady spots. The Burj Jumeirah is accessible by car to:

  • DXB and Al Maktoum airports in 20 and 40 minutes
  • Burj Khalifa / Dubai Mall / Dubai Fountain in 15 minutes
  • Palm Jumeirah in 30 minutes
  • Burj Al Arab in 10 minutes
  • La Mer and The Walk JBR in 20 and 15 minutes respectively

Payback

The Al Sufouh district, where the Burj Jumeirah tower will be located, is a commercial hub for leading technology companies and media agencies. It includes free-zone communities such as Dubai Internet City, Dubai Media City and Dubai Knowledge Village, and exclusive new properties under construction are attracting investors and tenants. The small studios featured in the area’s residential complexes bring an average ROI of about 8.7%, the 1-bedroom and 2-bedroom units reach 6.6% and 6.5%, and the spacious 3-bedroom apartments have ROIs of around 5.8%.
