About Al Barari

Al Barari is an exquisite multi-use green community located in Nad Al Sheba, Dubailand. The master developer of the project is Al Barari Development Company and GHD was appointed as the masterplan consultant. The Dubai branch of the UK company, Mace International Limited had been involved in the construction and PMC managed the landscaping and infrastructure of the development. The estimated cost of the project amounts to AED 23.5B and the total land area of Al Barari is 15.3 million sq. ft.

Al Barari was launched in 2007 and was fully completed in December 2019. The construction of the project consisted of two phases, in which the first phase included the construction of around 300 villas and 34 botanical gardens. The second phase saw construction of three developments (Seventh Heaven, The Nest and Ashjar) with 300 apartments and 99 villas.

Al Barari literally means “wilderness” and consists of 80% green space. This is the lowest density urban community in the UAE with multiple waterways, cascades, freshwater streams, lakes and themed landscaped gardens. The concept of the development is all about eco-consciousness and nature. It was designed in accordance with the Environment Impact Assessment implored by Dubai Municipality in order to promote green living. It is worth noting that Zaal Mohammed Zaal, the founder and chairman of Al Barari, lives there himself with his family which shows a true testament to the area.

Al Barari consists of six subcommunities: The Nest, Seventh Heaven, Ashjar, The Reserve, The Neighbourhood and The Residences. Every home in the development has its own energy-sufficient system. Homeowners in Al Barari can recycle domestic waste via an underground collection system which separates the different materials for better efficiency.

Due to the special irrigation system, the current surroundings are flourishing in Al Barari which has allowed insects, fish, birds and wildlife as well as aquatic plants to thrive in the environment. One of the key features in Al Barari is the largest plant nursery in the region called Green Works. It is home to over 500 cultivated plant species, brought from all over the world.

The gated community is located 10 minutes away from the intersection of the main Dubai highways, Sheikh Mohammed Bin Zayed (E311) and Al Ain Road near Nad Al Sheba. Currently, the area is not connected with any metro line, the nearest metro stations; Rashidiya and Al Safa, can be reached in 25 minutes. Although, residents without a private vehicle have another option – the Global Village bus station, is only 10 minutes away.

Essential amenities such as schools and nurseries, healthcare facilities, banks, and supermarkets can all be easily found in the surrounding area within a maximum of 25 minutes. Homeowners and tenants can benefit from proximity to key facilities such as:

For instance, Cityland Mall is only 15 minutes away which is a one-of-a-kind, 18M-square-feet, nature-inspired, entertainment and shopping destination and is highly popular with tourists. Cendre Shopping Center is another hot spot located 20 minutes away in Dubai Silicon Oasis.

Al Barari is well-known for its premium restaurants and cafes offering the ultimate gourmet experience. One of the most sought-after and well-known eateries is called The Farm, which is open for dining, takeaway and home order. It has won multiple awards and is a social hub for UAE residents far and wide. Other eateries that can be found in the area include Lowe, J5 Restaurant and Purple Fork, all located 5 minutes away from Al Barari.

Entertainment in Al Barari

The Al Barari development organizes various activities for both adults and children all-year-round such as spring festivals and star-light movie nights. There is a community playground within the Seventh Heaven neighbourhood with wooden rope bridges, floating platforms and a sand area for children to enjoy.

One of the largest entertainment spots close to Al Barari is IMG World of Adventure. It is the largest indoor and amusement theme park in the world. The 1.5M-square-foot destination is open for business throughout the whole year and the entrance fee amounts to AED 245 (USD 67) per person. IMG World of Adventure is divided into four zones, Cartoon Network, Lost Valley, MARVEL and IMG Boulevard Park and offers shows, eateries and indoor parks.

For lovers of car and motorbike races, there is the Dubai Autodrome in Motor City located 20 minutes away. It hosts such events as A1 Grand Prix, FIA GT Championship and European Touring Car Championship. Dubai Autodrome has all the conditions to host Formula 1 races as well. The largest karting race in the UAE is held in Dubai Kartdrome which is a part of the Autodrome.

There is also Dubai Marina Mall (25 minutes away) which is connected to Pier 7 and the 5-star The Address Dubai Marina Hotel. It is one of the main tourist destinations in Dubai with Pier 7 featuring six dining venues with a waterfront view and the mall housing 140 branded stores, a play area for kids as well as the 6-screen Reel Cinemas.

Arabian Ranches Golf Club (20 minutes away) is another well-known attraction as it is close to a traditional members club. It offers five sets of tees – Society, Ladies/Junior, Medal Tournament, Championship and Medal. Therefore, the golf club is open to players of any level and experience. There are three on-site professional coaches who can help newcomers to improve their swing. Moreover, Arabian Ranches Golf Club features the Ranches Restaurant, Ranches Sports Bar and Birdies Sport Lounge as well as a small boutique hotel with 11 suites.

Economic Appeal of Al Barari

In Q1 of 2021 it was observed that transaction activity of real estate remained upbeat and approximately 10,000 units were acquired across the city, an increase of 5% year-over-year. Currently, the demand for completed properties is much higher than off-plan sales since around 65% of the transactions in 2021 were registered for completed properties. Al Barari has been among the key subcommunities in Dubai where the increase in sales and demand have risen. High-end luxury villas are particularly popular among investors since summer 2020.

There are 31 communities across the UAE where a AED 5M (or USD 1.4M) investment can gain the buyer a 5-year residency visa. Currently, Al Barari is one of the most in-demand districts, especially with Chinese investors.

Most of the property in Al Barari is completed and ready to move in.

The Nest, for instance, is a collection of 55 four-bedroom villas with a minimum plot size of 10,000 sq ft. The prices for residences there start from AED 10,500,000 (USD 2,860,000). It holds a leading position in the top 5 areas of villas for sale in Al Barari.

Seventh Heaven on the other hand is the most popular option for buying apartments, featuring 157 of residential units as well as sky villas, a garden and an award-winning spa and a health club. A one-bedroom apartment of 2,026 sq. ft in this subcommunity costs AED 1,750,000 (USD 477,000).

Ashjar is also considered one of the best investment opportunities. The development is a low-rise residential complex, divided into nine clusters. This project is expected to be ready for handover in Q2 2022with the possibility of acquiring property at attractive prices and flexible payment plans still available. Launched in 2021, Chorisia Villas features a stylish selection of 60 semi-detached, five-bedroom villas. For instance, a villa of 6,635 sq. ft with five bedrooms and six bathrooms costs AED 5,391,000 (USD 1,468,000).

The minimum rental price for a one-bedroom apartment in Al Barari amounts to AED 140,000 (USD 38,200) per annum. This type of residential unit generates an ROI of 6.8% making it the most profitable option for investment. Two and three-bedroom apartments generate an ROI of 5.8% and 5.4% respectively. ROI of villas in Al Barari varies from 5.2% to 4.5%.

The minimum price for a one-bedroom apartment is AED 600,000 (USD 164,000). The obligatory fees for management, utilities and 5% income tax amount to approximately AED 11,000 (USD 3,000). Therefore, the net profit from a one-bedroom apartment in Al Barari will be around AED 138,000 or USD 38,000.
